south of the small rural community of Ft.

The ranch rests at
the base of the Warner Mountains and overlooks the
meadows and Upper Lake; to the east
is Nevada with Oregon to the north. Acreage &
Irrigation- At an elevation of 4,700 feet, the ranch
consists of approximately 1,650 acres, 1,082 deeded
acres and 568 contiguous acres of BLM leased land.
The 1,082 acres consists of: 230+/- acres improved
upland pasture, 300+/- acres irrigated native
pasture, irrigated from 4 large springs that provide
ample water for the natural high mountain meadows,
112+/- acres planted in a mix of wheat grass & dry
land alfalfa if desired and the remaining 440+/-
acres are mountain rangeland, with native sage,
grasses and brush. All water originates on the ranch
and no water has to be shared with neighbors. One
well is equipped with a 40 HP submersible pump and
produces 500-600 GPM and is used as needed for late
summer supplemental water. 2 additional wells are
not plumbed, seller does not have well log and has
not had to use them. Carrying Capacity – This ranch
is one of the most inexpensive ranches to operate as
one person can run it with time to spare. It is
capable of summering 7 to 8 loads of cattle. Calves
in late summer. Cattle winter in the Sacramento
Valley. The ranch would produce enough hay to winter
cattle at home if the alfalfa ground was put back
into irrigation for a hay crop. If run as a feeder
cattle operation, the ranch could support 600-700
feeders from late April to September. Improvements –
Improvements included a 2,300 sq. ft. 4 bedroom, 2
bath home and office, which has recently been
upgraded. The yard is nicely landscaped with a
pond, running creek and is nestled in a shady grove
of mature poplar trees. The house and corrals are
supplied by the best tasting gravity flow spring
water. 2 large, old style, barns provide hay
storage, animal shelter and
are aesthetically pleasing. The corrals are in good
working order with post and board construction,
Power River gates and a large covered Powder River
squeeze chute. A 20,000 lb. scale with scale house,
large shop and equipment shed complete the stead.
The ranch has ample buildings, is not cluttered and
is a very clean place. Very little equipment is
needed to operate this ranch. About 50 hours are
spent dragging meadows in the spring. Otherwise,
maintaining the ditches and fences and rotational
grazing is all there is to it. Hunting – Some of the
best hunting in the Warner Mountains have to offer
can be found on the ranch or in the immediate area.
Game that is on the property are; mule deer, goose,
duck, quail, elk, pronghorn, chucker and grouse. 2
landowner
deer tags are allotted to the owners each year.
There is a draw for 2 annual elk tags for landowners
in this elk habitat area. 6 to 8 landowners have
been in this pool on a regular basis. Varmint
hunting for the Belding’s Ground Squirrel is
spectacular with hunters paying $75.90 per gun day
from March through July. Furthermore, the ranch is
minutes away from excellent trout fishing in
numerous lakes and streams. The carrying capacities
