The Burial
Tree Ranch is nearly 170 acres of stunning ground located
on either side of the Uncompahgre River between the
extremely desirable areas of Montrose and Ridgway
Colorado. When you see this incredible place a number of
images will come to mind--but here are some the most
likely: Wildlife, river, history, native people,
mountains, railroads, ranches, fish,
and green grass.

|
This
historic ranch has been owned by the same family for the
last half century, and it has retained the flavor of what
it has always meant to own a Western Colorado ranch.
Roughly half of the property is serviced by high priority
irrigation water. The shared water rights allow the owner
to have full access to the water for sixteen days a month!

There are
remnants of an old homestead on the south end of the
property, and even the existing homestead--while not
exactly a mansion!--is a historic treasure. You will see
the old schoolhouse from the area integrated into a barn
on the property. Access into public lands is another prime
attribute of this parcel. Bureau of Land Management (BLM)
lands border the property on both sides and Ridgway state
park is just a stone's throw away. |
|
Within a 10
mile radius of this property are over 20 thousand acres of
public lands-most of them accessible from this property.
This was treasured ground for the native peoples in our
area too. The name "Burial Tree Ranch" comes from the
grouping of trees once used by the Utes to honor the dead.
This area, where Cow Creek, the Uncompahgre River, and
Chaffee Creek converge was a favorite gathering ground due
to the good fishing, hunting and relatively mild winters.

For those of
you who love rivers-this is the best in Western Colorado!
Since the property begins only one mile down from the dam
of Ridgway Reservoir, the flow levels are controlled
throughout the year--leading to a year-round fishery. Due
to almost no pressure you'll find monster rainbow,
cutthroat and brown trout. Your private fishery would be
more than a mile of the best fishing Colorado has to
offer! A final, spectacular bonus is the Denver and Rio
Grande Western Railroad right-of-way that winds its way
through the property from north to south.
|
|
This not
only gives the owner complete entitlement to the property,
but also provides an already established access road to
service the property. It also means that the trestle on
the property would actually belong to you--let your mind
wander as to how you would use that treasure!
